Located in Pilea, Thessaloniki, the five story condo, with full floor residences, of 850m2 was completed in September 2019, after two years of construction.The main concept of the design was to create comfortable and independent apartments. Each apartment of a net floor plan of 105 m2 occupies an entire story slab, is airy and designed both to be functional and to take advantage of the favourable southeast orientation of the plot.

Apartment Building

Each appartment can easily accommodate families and consists
of a living room with open plan kitchen and a dining area, three bedrooms, a laundry room, a bathroom and a WC. The living area is located to the south and as regards to its floor plan, it is clearly separated by the bedrooms and the rest of the auxiliary areas. Adjacent to the living areas, there is a semi-outdoor space that acts as an extension of the kitchen and together with the main balcony, creates a large terrace for the tenants to be comfortable.

 

As regards to the facets, we chose to maintain a simplicity- austerity, keeping the basic volumes of the building clear and creating protrusions for the balconies and the canopies. Apart from the basic building volume, there are also pure geometrical frames, which consist of a combination of static and decorative elements. They were designed in such a way that they could match the rest of the morphological and functional elements of the building’s facets, such as the sun and privacy louvers, and the balcony balustrades.

 

Plank-concrete was used on the balcony ceilings, in order to create undivided rectangular volumes, framed by the characteristic morphological elements of the facets. By looking at the whole building from a distance, we notice that the off-white colour, which was chosen for the frames of the facets, contributes to a clearer view of the geometries, as opposed to the dark volumes of the main building volume. The protrusion of the main facade is cladded with synthetic, wood texture, HPL material, so that the several functions of the interior spaces can be noticed from the exterior. Glass balustrades and off-white louvers also help to maintain simple lines and clear facets.

 

Pedestrians can access the main entrance of the building through the central part of the fence, while the two side entrances are intended for tenants’ parking. On the ground floor, there is a pilotis in order both to provide parking spaces and to further boost the sense of the undivided courtyard. At the larger back courtyard, there is an undivided planting area with low vegetation that can be used as a playground or for other activities.
